Frequently asked questions
Because every property arrangement is specific, the applicable tenancy agreement and agreed terms always take priority.
For a direct lease, your agreed rent is guaranteed under the tenancy agreement and paid on time each month. The home’s profitability, a temporary vacancy or an individual tenant paying late does not change that obligation. We manage rent collection, late payments and defaults directly, and maintain buffers across our portfolio to manage operating shortfalls. The exact payment terms are set out in the tenancy agreement.
We rent only to professional workers and international students. We take resident screening seriously to help uphold a high standard in the home and shared-living environment.
We typically make practical, agreed improvements such as non-floor-damaging partitions, air-conditioning to rooms and additional electrical light switches so each room has a charging point. We seek written landlord consent and required approvals before any works begin.
Common areas are cleaned every two weeks, and air-conditioning is serviced every three months. We coordinate cleaning, maintenance and resident matters to help keep the home clean and well maintained.
Serious damage caused by a resident is for us to deal with. We manage the issue directly and reinstate the property to its original condition in line with the tenancy agreement and agreed scope.
At the end of a lease, we can discuss a renewal or reinstate the home and hand it back to you. Many of our homes renew for a further two to four years; if we do not continue, the agreed reinstatement and handover process applies.
